Can you spot these hidden costs in a landlord's "standard" lease?

The Harvard Law School and Harvard Business School case method is great for learning all kinds of things about commercial real estate.  Take a look at the following pages.

In every case, the landlord insisted these were "standard" lease terms, and a big landlord broker -- who claimed to represent the tenant -- simply passed the lease on to the tenant without a single comment, hoping for a commission.  Some of the most costly issues turned out to be business issues, and lawyers didn't have many comments, either.  CTRR was subsequently retained and both identified hidden costs and helped negotiate them away.
